  • [ANSWERED] COMMERCIAL REAL ESTATE PROVISION FOR SUSTAINABLE CITY LOGISTICS IN THE UNITED KINGDOM…

COMMERCIAL REAL ESTATE PROVISION FOR SUSTAINABLE CITY LOGISTICS IN THE UNITED KINGDOM
Keywords: Sustainable city logistics, commercial real estate, urban freight consolidation, micro-depots
    Background of the Study
Sustainable city logistics (SCL) is a new paradigm in urban logistics, which has developed since the early 2000s as a revolution in both urban planning and logistics and traffic management policy (Kauf, 2016). SCL addresses multiple changes in the urban environment, including increasing urbanization and denser urban populations, increasing demand for home logistics due to growing rates of online shopping, and environmental sustainability and liveability concerns of cities, such as increasing traffic congestion, carbon emissions and noise pollution associated with traditional logistics (Nathanail, Adamos and Gogas, 2017). These changes, combined with urban planning and road networks oriented to passenger traffic (now declining due to increasing use of greener transportation options) and traditional large-scale logistics activities, has meant that urban road networks are increasingly congested and polluting. Thus, SCL is a response to the environmental and liveability concerns associated with these changes.
There are several differences between SCL and traditional logistics activities. One of these differences is heavy reliance on low-emissions or no-emissions vehicles, including electric vehicles (EVs), hybrid-electric vehicles (HEVs) and electric and traditional cargo cycles (Schliwa
    et al.
, 2015). These vehicles have lower emissions and are typically smaller than traditional logistics vehicles, and in the case of cargo cycles can access areas where vehicle transport is typically blocked, such as enclosed or traffic-calmed roads (critical for urban home deliveries). The other distinctive characteristic of SCL that is relevant to this study is the use of shared logistics, such as shared warehousing space and aggregated last-mile delivery services (Dallasega
    et al.
, 2018) and urban freight consolidation centres (Quak and Tavasszy, 2011). Both of these differences between SCL and traditional logistics has implications for the use of commercial real estate such as warehousing space. The reliance on cargo bikes and EVs is a trade-off, as these vehicles have a shorter range and smaller capacity than traditional delivery vehicles (Sheth
    et al.
, 2019). Thus, an SCL network requires a denser network of warehouses and micro-depot staging areas for efficient operation (Llorca and Moeckel, 2020). Freight consolidation centres, on the other hand, are also heavily dependent on appropriate location, as well as having high requirements for both road connectivity and telecommunications (Taniguchi, 2014). Thus, SCL is both a challenging urban planning problem and a challenging problem for real estate provision.

You must produce a policy report which addresses the specific requirements found on Page 3 of this document. You are required to undertake some research for this assessment task. You should aim for about 8 additional (not used previously in your AT1 or AT2), non unit academic sources. You are also welcome to draw on websites and open source material, but these would be in addition to your minimum research of 8 new academic and existing unit materials. You should aim to use and cite all the unit readings. IMPORTANT: You are required to use the Deakin Harvard referencing style correctly and consistently.

    EXERCISES
1 Basic news story: Write a story based on the fol-lowing information. Write a focus sentence before you start your story. For this story, your focus sentence should be the results of the study. If you want a lead that gets directly to the point, your focus sentence could also be your lead. Once you have written a focus sentence, add a suggestion for visual presentation — a photograph, chart, facts box, video excerpt or other graphic
illustration. Decide what facts, if any, should be duplicated in the story and the graphic. Then organize the story by placing facts, quotes and elaboration in an order, with the most important information near the top of the story and the least important material near the bottom; and perhaps end with a good quote. The following material is based on a story from The (San Bernardino, California) Sun.

    Re: Topic 1 DQ 1
Developmentally appropriate activities are going to be ideal if not vital when it comes to all educators creating their lesson plans for any age. Early childhood educators have the unique responsibility of meeting their students’ developmental needs through enriching activities that will encourage growth in all domains. Considering all domains when planning will ensure a well-balanced program for students to succeed. Creating plans and goals in some domains and not in others would be a disservice to the student. The role of the early childhood educator has a significant impact on a child’s overall development in all domains. As an early childhood educator, myself, I plan weekly activities and goals in all domains. One of the best parts of my day is to watch a student glow when they accomplish a goal within a particular domain that they might have grappled with or avoided. Comment as you see fit.
